Eindhoven, North Brabant, Netherlands – October 19, 2026 – Foreign buyers signed 41.3 percent of Cyprus property sale contracts between January and July 2026, and Costa Villa, a property research guide founded by entrepreneur Violetta Bonenkamp and property appraiser (taxateur) and real estate agent Dirk-Jan Bonenkamp, is guiding international buyers comparing villas for sale in Cyprus through more than 30 English guides at ForSaleinCyprus.com. The guides help buyers narrow their search before they book a viewing trip or speak with agents and developers.
Foreign buyers sign four in ten Cyprus sale contracts
Foreign demand remains a large part of the Cyprus property market. Non-Cypriot buyers signed 4,980 sale contracts between January and July 2026, or 41.3 percent of all contracts deposited, according to Department of Lands and Surveys figures reported by the Cyprus Mail on 8 September 2026. In the Paphos district, foreign buyers accounted for 69.8 percent of contracts. Across all buyers, 13,288 contracts of sale were deposited in the first eight months of 2026, 13.7 percent more than in the same period of 2025.
“Most international buyers start with photos, a sea view and a number of bedrooms,” said Violetta Bonenkamp, co-founder of Costa Villa. “The questions that decide whether a villa works are less visible: the drive from the airport, what stays open in winter, who looks after the pool and which documents need checking before anyone books a flight.”
Comparing villas before the viewing trip
Costa Villa’s guide to villas for sale in Cyprus sorts villas into four routes: coastal villas, city-edge villas, resort or managed villas, and village or residential villas. For each, it lists the practical checks to bring into a shortlist, including parking and summer traffic, year-round services, pool maintenance and its annual cost, shade on the terrace in August and access to schools, medical care and flights.
Separate guides cover seafront and luxury villas, houses, apartments and land, and compare new-build, off-plan and resale property.
Area guides from Paphos to Ayia Napa
The guide to property for sale in Paphos is supported by neighbourhood pages for Kato Paphos, Paphos Old Town, Tombs of the Kings, Universal, Moutallos, Anavargos, Empa, Konia, Mesogi and Tremithousa. Other area guides cover Limassol, Larnaca, Ayia Napa and Protaras.
Due diligence before relying on a listing
Costa Villa separates listing claims from questions that belong with qualified professionals. Its guides to the cost of buying property in Cyprus, transfer fees and title deeds, the official ownership records held by the Department of Lands and Surveys, encourage buyers to ask for documents early and to keep legal, tax, mortgage, survey and title questions with independent advisers. A Cyprus property due diligence checklist and a Cyprus property buyer checklist bring those checks together.
“In the Netherlands, a buyer’s valuation and the notary’s checks are a standard part of every purchase,” said Dirk-Jan Bonenkamp, co-founder of Costa Villa. “Buyers in Cyprus deserve the same discipline. Listing availability, the legal position and the title should be confirmed by the right professional before a buyer relies on them.”
Costa Villa does not give legal, tax or financial advice. Buyers can send their criteria, preferred areas, budget range and timing to request a private shortlist.
